Rancho Penasquitos is a wonderful community located in San Diego County which is located just east of Carmel Valley and north of Mira Mesa. In the Rancho Penasquitos community, there are some great restaurants and shopping nearby. Some of the restaurants in Rancho Penasquitos are Wonderful Sushi, Café 56, Bread Bites and More and IHOP. For shopping near Rancho Penasquitos is Carmel Mountain Ranch Town Center and UTC mall just to name a few.

Rancho Penasquitos is known for its location. With easy access to the I-15 Freeway and SR-56, you are close to many attractions. You will be only about 15 to 20 minutes to almost everything such as San Diego Downtown, Balboa Park, Sea World, Del Mar Fairgrounds, University of California San Diego, stunning beaches like La Jolla Shores and much more. Also Rancho Penasquitos is in the award winning Poway School District.

As for home prices in Rancho Penasquitos, you can buy a single family home starting in the mid to high $300,000's. The home won't be that big, possibly about 1,200 Square Feet but you will always have the option to add on in the future if you were to get a good size lot. Also its beats paying the heavy price tag of Carmel Valley and Del Mar which is really about 10 to 15 minutes away. Now if you are considering condo living, you can buy a 1 bedroom condo for only about $119,000! That is a great deal for the location you are getting.

Rancho Penasquitos has always been a market that is hot since the home prices are very reasonable and the location is great. So with the inventory of homes for sale is low and most of the current inventory of homes for sale is mostly short sales; traditional sales and foreclosures are selling fast, literally getting multiple offers within days. So when you find a home you like and want to make an offer, be prepared to go for it, most likely are you will have some competing offers.
