Has a Loan Modification Package Been Considered by You, The Homeowner?

There are so many hard times going on that make it hard for many people to be able to pay their mortgage payment every month, a possible idea to consider is getting a loan modification from the lender. There are so many people who have different circumstance that keep them from being able to make their full, if any of their, mortgage payments these days. Some of the reasons for this situation can include: losing a job, demotion at work, loss of a family member - no matter what the reason is they all are having the same problem - not being able to pay on the mortgage.

For the people who need to know that life can continue, receiving a loan modification package is what they need. A modified loan package lowers the mortgage interest and monthly payment to a payment that is more affordable to them. It is not easy to get one as each lender has a set of regulations/guidelines to follow when considering this option for each homeowner.

Some of the basic information that lenders consider are as follows:

* Has a bankruptcy been filed in the past by the homeowner(s)?
* Does the homeowner(s) currently live on the property they are having problems making payments on?
* What kind of payment history does the homeowner(s) have with the mortgage?
* What is the income, income taxes and bills of not only the homeowner(s) and others who live at the property?
* How is the credit of the Homeowner(s)?
* When was the loan taken out? Before January 1, 2009?
* What is the current amount left on the mortgage?

Not all requirements are the same for each lender, but they do look at basically the same information. To receive a loan modification package you, the homeowner, do not necessarily have to have any of the issues mentioned above. It is worth calling your lender and asking for the necessary paperwork to request a loan modification. Most lenders have a Loss Mitigation Department, and they would be the best contact for finding out what needs to be done and how it is processed.

Don't just give up or stop the process because you get denied. It is worth checking out why you were denied. It is worth trying to look into free counseling on loan modifications to see what the reason for denial of the modified loan was. Then you might consider either a professional loan modification company or even an attorney to help you work through the process again. It is not unusual for a homeowner to get denied over some reason that is trivial or unexplained. It may be a long, irritating process to keep trying to get your loan modification package approved, but isn't keeping your home worth it?
