It's not always true that in order to file for a modification, you should have incurred delayed payments. Still, the lender will favor you if you have delayed payments already. This means that if you are about to default with your payment, you can already request for a modification. You must be reminded though that this can be hard and the only way to win is by hiring an expert third-party to do the negotiation.

Another myth is consulting with 995-HOPE to protect the debtor's interest. This service can or cannot help you. This entity is funded by banks or lenders, and so they will always try to avoid getting into the second layer or the legal stuffs. If the money comes from lenders, then they will surely favor their funders.

Some lenders are offering reductions on mortgage balances whose home's value is lower than what the debtor owes. This may be true but such case is rare. This is applicable when the debtor has two mortgages.

It's also a myth that lenders are trying hard to help struggling homeowners. In the recent years, many lenders and financial institutions lay off many employees, and so they have limited personnel. Everyday, more and more homeowners are facing financial problems. With limited staffs, lenders will not be able to help all those who are in need.

The debtors should take the initiative to approach the lenders is they think that they can no longer pay for the monthly mortgage, or if they have already incurred delayed payments. Learn more about loan modification and how to apply. Lenders are willing to negotiate but since these people want to get more from you, you should be extra careful with your words.
